Buying new in Spain
from the UK.

Spain's rules apply to you as a non-EU buyer since Brexit. Your UK tax position also matters: check both with advisors in each country.
  • Time in Spain: as a non-EU citizen without a visa you can stay in the Schengen area for up to 90 days in any 180-day period, home or no home.
  • Tax on rental income in Spain: 24% for UK residents, the non-EU rate of IRNR, declared on Modelo 210.
  • Tax at home: UK residents are generally taxed on worldwide income, with credit for Spanish tax under the UK–Spain double tax treaty. Confirm with a UK tax advisor.
  • Currency: stage payments are in euro. Plan how you will fund each payment and the balance at completion.
