Zona de mercado residencial tensionado

Stressed housing market area · Zona tensionada

An area declared by a regional government under the 2023 housing law, where rent limits and extra tenant protections apply.

Under Ley 12/2023, a region can declare an area stressed when housing costs are high relative to incomes or have risen fast. In declared areas, rents on new leases are generally limited by the previous rent, large landlords face a cap by reference index, and tenants can ask for extra extensions.

Whether an area is declared depends on the region and changes over time. See letting long term.
