LAU

Ley de Arrendamientos Urbanos · Urban Leases Act · Spanish tenancy law

Spain's law on residential and other urban leases, Ley 29/1994.

It sets the rules for letting a home as the tenant's permanent residence: a minimum of five years at the tenant's option when the landlord is an individual (seven for a company), a compulsory deposit of one month's rent, limits on extra guarantees, and notice periods. Many of its tenant protections cannot be waived by contract.

Ley 12/2023 and Real Decreto-ley 29/2026 have amended it. See letting a new build long term.
