Memoria de calidades
Building specifications · Specification sheet · Quality report
The developer's written description of the materials, installations and finishes of a new building and its homes.
It typically covers structure, façade and insulation, windows, heating and cooling, kitchen, bathrooms, flooring and communal areas. Under Real Decreto 515/1989, the seller must have information on the materials used, including thermal and acoustic insulation, available to buyers, and details given in advertising can be enforced even if the contract does not repeat them.
Make sure the specification and plans are signed annexes to the purchase contract, and use them at the Snagging inspection.
