Ten-year insurance · Structural warranty insurance
Compulsory ten-year insurance on a new home against structural defects.
Article 19 of the LOE requires a ten-year guarantee for material damage caused by defects in the foundations, supports, beams, slabs, load-bearing walls or other structural elements that compromise the building's strength and stability. For housing it has been compulsory since 6 May 2000. The insured amount must be at least the full cost of the works.
The policy runs from the formal acceptance of the works and passes to each new owner, so it still protects you if you sell. It covers the structure only: defects in installations and finishes fall under the shorter liability periods of the LOE (three years and one year).
