The owners' association of a building or complex, which runs shared areas and charges community fees.
Fees pay for pools, gardens, lifts, security and insurance of shared parts. Developments with more amenities usually have higher fees. Large works are often paid through a Derrama. Since April 2025, a new tourist rental in a building needs the community's express approval by a three-fifths majority; see Vivienda turística.
